A once thriving chicken processing plant was running into trouble.  Two of the three directors were hard working and dedicated, but the third was dragging the business down and the others wanted to buy him out.

They looked to their bankers for support, but because of the past trading difficulties they were turned down.  Fortunately they heard about us and were able to arrange a £500,000 mortgage on the factory at 80% LTV with a self declaration of affordability. 

With the third director bought out, the other two quickly picked up a very lucrative contract that needed special equipment. 

Once again, the bank would not assist them, both because of their trading history and because of the change in directors.  But, just as before, we swiftly raised them the money they needed in order to buy the new equipment and win the contract, enabling them to grow their business quickly and profitably.

The Impossible Dream

A local businessman was trying to raise finance on a takeaway with a let flat above it.  On the face of it, the case was a straightforward self certification and should have progressed quickly, however all was not what it seemed.

Not only had the client already got a second charge in place on the property, but the lender was also concerned that they would be unable to safeguard their lending as the client might not understand the nuances of the agreement; because of a language difficulty.  Our solution was to quickly find a fluent foreign language speaking solicitor who was prepared to take responsibility for the case.

Once an appropriate solicitor was in place, the second charge was overcome and the lack of equity dealt with.  After this, solving the three repossession orders that were in place seemed relatively straightforward!

Our client now has his property and business safely re-financed and can move forward with a clean sheet.

Foresight on the Forecourt

A specialist motor garage was rented and operated by a businessman when he was approached by his landlord with an opportunity to purchase the asset at a discounted price.

The businessman quickly contacted his bank with a view to raising the money, but they were unable to help him, both because of a lack of trading history and because he was unable to raise the size of deposit they required.

We acted swiftly to call the businessman and gather the full facts.  Within 48 hours of the enquiry the client had a detailed Decision In Principle and valuation was instructed.  We raised 85% of the purchase of the property at very competitive rates and we completed the sale in just 5 weeks; a rapid and positive result for our client.

Our new garage owner was so delighted with our response and the opportunities for his future, that he referred us to the original vendor who is now using us to help him buy a property to replace the one he sold!

We were asked to help a pub in West Wales that was let on a 25 year lease.  It needed considerable refurbishment and, because of the amount that needed to be spent in order to bring it up to an acceptable standard, the owners decided to sell it to the tenant.

The problem for the tenant was that he had no real trading history, since he had been running it for only 10 months, and the potential profits of the business were based solely on his own projections.  When we stepped in to help, we found that he and a local business partner were able to raise a deposit and we were able to offer them a range of financial solutions.

In the end they accepted the 75% LTV proposal, although we would have been able to raise them 85% if they had needed it – at least they knew that if costs over ran, we would have been able to raise more capital for them.

Our client now has a fully refurbished pub, has a physical investment in his future and is running a thriving business into the bargain.

Coming Home

A long standing client suffered from health problems and so, some years ago, had retired to Spain to live in the sun.  However, all of his family still lived in the UK and during a visit to see them he fell in love with a stunning country house.  With his health now recovered he made the decision to move back home.

There was a problem though.  The house would only be on the market for a short period of time and, unless he could raise the money quickly, he was concerned he would lose it.  He was intending to sell his Spanish properties to buy the new house, but this would obviously take some time to complete. 

Fortunately there was another option.  Many years before, we had efficiently raised the finance he needed to buy a series of factory units which he had decided to keep as an investment.  We stepped in and swiftly re-financed the units, giving him the money he needed to complete on his new home, where he still lives to this day.
